Kingwood Market Update (April 2005)

•       Single-family home sales are down in Kingwood year-to-date by 22% with 308 home sales recorded in MLS year to date over 342 closed year to date last year.
•          Pending contracts scheduled to close are down by 15.5% compared tolast year.  Pending units recorded year-to-date currently stand at 234 whereas last year, pending units were at 277.
•          Kingwood Homes on the Market are up by 13% over last year.  There are currently 568 homes on the market in Kingwood.
•          Kingwood average sales price is $188,392 and that figure is up by 1.6% over last year.  
•          Kingwood represents a seller’s market with 6 months of inventory.  Last year, Months of inventory was 5.  Days on the market to sell a home in Kingwood is currently at 81 days is less than last year’s 85 DOM.

Atascocita Market Update (April 2005)

• Sales are up in Atascocita by 47 units, which brought the total sales year-to-date to 627 home sales. This represent an 8% increase in number of homes sales over this time last year.
• Contracts initiated April YTD 2005 are up by 18% with 548 contracts initiated as compared to 464 contracts initiated during the same time frame last year.
• Listings are up by 5% in Atascocita with 1,074 homes on the market  April 2005 compared with 1,023 homes on the market last year during the same time frame.
• Average sales price is up by 4.5% and currently stands at $148,235.
• Days on the market to sell a home in Atascocita have declined since April YTD 2004 and are currently 92 days on the market.
• In April, 13.4% of all listings in Atascocita received an accepted contract, according to the Houston Hotness Index.

           


Kingwood Market Update (First Quarter 2005)

• Single-family home sales are down in Kingwood year-to-date by 25 unites with 218 home sales recorded in MLS year to date over 243 closed year-to-date last year.
• Pending contracts scheduled to close are down by 25 closed year to date last year Pending unites recorded year-to-date currently stand at 158 whereas last year, pending unites were at 183.
• Kingwood Homes on  the marekt are up by 54 unites, which represent an 11% decline in listings over last year. There are currently 548 homes on the market in Kingwood.
• Kingwood average sales price is $184,129 and that figure isu p by 6% over last year.
• Kingwood represents a seller's market with 5/8 months of inventory. Days on market to sell a home in Kingwood is currently at 88 days and that figure is the same as found last year.

         Atascocita Market Update (First Quarter 2005)

• Sales are up in Atascocita by 8 units, which brought the total sales year-to-date to 417 home sales. These figures represent  a 2% increase in number of home sales over last year.
• Contracts initiated first quarter 2005 are also up by 17% with 396 contracts initiated as compared to 338 contracts initiated during the same time frame last year.
• Listings are up by 5.6% in Atascocita with 1,053 homes on the market as recorded in MLS in March 2005 compared with997 homes on the market last year during the same time frame.
• Average sales price isup by 5% and currently stands at $146,487.
• Days on the market to sell a home in Atascocita have declined in the first quarter 2005 with 96 days on the market.
• In March, 15,6% of all listings in Atascocita sold, ranking the area #11 on the Houston Hotness Index.
